Why freezes catch Antioch homes off guard
Nashville winters are mild most of the time, so supply lines in exterior walls, garages, attics and crawlspaces are rarely insulated for a real freeze. Then a cold snap drops temperatures into the single digits, as it did in December 2022, and lines that never froze before split at once across the city. Townhomes with plumbing in exterior walls and slab homes with lines in the attic are especially exposed.
- Kitchen and bath lines on exterior walls
- Supply lines run through attics in slab homes
- Crawlspace lines near open foundation vents
- Hose bibs and lines in unheated garages
Cleanup after the thaw
The extraction crew pulls standing water, then the tech who does the walkthrough maps moisture inside the walls and ceilings where that pipe runs. Thermal imaging is especially useful after a freeze, because cold wet areas stand out clearly. Wet insulation around the break usually comes out, and the drying team sends air into the cavity and runs LGR dehumidifiers until readings reach the goal.
When the break was inside a wall, the job often looks like a burst pipe cleanup; when it soaked a ceiling from the attic, it looks like a ceiling leak.
Before the next freeze
The National Weather Service Nashville office posts hard-freeze warnings days ahead. Dripping faucets on exterior walls, opening sink cabinets and insulating attic and crawlspace lines are the simple steps. The Ready.gov winter weather page lists more.
