Why water heaters fail in Antioch
Tank water heaters usually last about 8 to 12 years, and a large share of Antioch's apartments and townhomes were built in the 1980s, 1990s and 2000s with the tank in a hall closet on each floor. When a tank rusts through at the bottom, the leak often starts slow and then opens up. In stacked units the water runs straight into the ceiling below. Slab homes with an attic tank face the same problem from above.
- Tanks rusting through at the bottom seam
- Relief valve discharge lines that drip or open
- Supply fittings on top of the tank
- Drain pans that are missing, cracked or not piped out
What the cleanup looks like
The extraction crew removes the water from the closet, hallway and any carpet it reached. The tech who does the walkthrough maps moisture in the flooring, the closet walls and, when the tank sits above another room or unit, the ceiling below. Drywall in tight closets often stays wet behind the tank, so the lower section may be opened. The drying team runs air movers and an LGR dehumidifier until the readings reach the goal.
In an apartment, the unit below often needs its own drying plan; see apartment water damage.
Safety and maintenance
The U.S. Department of Energy's water heating page covers tank types and maintenance, including flushing sediment. A drain pan piped to a drain, plus a leak sensor, catches the next failure early. The Consumer Product Safety Commission lists water heater recalls.
